Boston Properties Director, Safety & Security in Boston, Massachusetts
Primary Purpose of Position:
The Director, Safety & Security will provide leadership, guidance, and drive the implementation of regional security operations and emergency preparedness and management for the safety and security of all clients, vendors, visitors, and the protection of assets. In alignment with business strategy and in partnership with the regional management team, this role will spearhead regional efforts to advance and implement resilient policies, procedures, and technical standards related to security and emergency operations, while ensuring delivery of services, staffing, utilization of technology, and policies and procedures are prudent, cost effective, and compliant with federal, state, and local laws and regulations.
Essential Functions:
Operations and Planning
Develop and execute resilient security and emergency preparedness and management programs for all regional assets.
Oversee and provide direction to uniformed security service provider leadership to ensure delivery of cost effective and quality services.
Develop and execute Emergency Preparedness and Management Plans in compliance with applicable laws. Assist in the coordination of developing and executing the regional Business Continuity Plan.
Establish regional strategic business plans and manage overall operating and capital budgets regarding security and emergency preparedness and management. Assist in the development of the annual security operating budget and re-forecasts at the property level.
Conduct periodic inspections, incident after action reviews, and assessments of existing security and emergency preparedness programs. Identify and recommend improvement opportunities or enhancements. Conduct feasibility and cost benefit analyses.
Coordinate with regional leadership on projects and events and provide security and emergency preparedness support and assistance.
Collaborate with regional and corporate counsel with respect to requests for assistance regarding legal matters and risk management activities.
Technology and Integrated Systems
Oversee installation, maintenance, and operation of existing security and emergency systems and related software with external service provider vendor teams, IS teams and on-site security and property management teams.
Design and implement security and emergency management programs for new and acquired properties. Collaborate with Development, Construction, IS teams, and on-site security and property management teams with the design, specification and implementation of integrated systems for new development projects, building improvement opportunities and property re-positioning.
Research and conduct cost benefit feasibility studies of new and innovative technology, products, and procedures for potential future implementation. Review existing systems integrations for potential upgrade, replacement or efficiency improvement opportunities.
Participate with researching and implementing security and emergency management components that have applicability on a corporate wide basis or for potential integration with tenant systems.
Training, Awareness and Community Relations:
Develop and maintain strong business relationships with tenant management on all matters relating to security and emergency preparedness and management, focusing on quality service delivery and client satisfaction.
Oversee the development and execution of security and emergency operations seminars and awareness programs and tabletop and readiness exercises for regional management staff, on-site service providers and tenants. Coordinate mutual integration of building emergency plans with tenant business continuity plans.
Maintain ongoing relationships and collaborate regularly with local business community security/emergency management leadership and local, state and federal law enforcement, public safety and emergency response officials for mutual information sharing.
Maintain up-to-date knowledge of security and emergency preparedness and management principles, practices, technology, and design, as well as applicable laws and regulations. Consult with security and emergency management colleagues, law enforcement and fire safety agencies, and industry vendors to discuss industry wide approaches to common issues.
Participate in security, emergency management, and commercial real estate local associations related meetings and events.
Requirements and Qualifications:
BA/BS degree required. Masters degree desirable.
Minimum of 10-15 years business management experience, with a strong background in security and emergency management or 15-20 years of supervisory/executive level law enforcement experience.
Certified Protection Professional (CPP) or Certified Emergency Manager (CEM) desirable.
Commercial Real Estate (CRE) experience preferred.
In depth knowledge of security/safety principles, standards, operations, and technology.
Solid understanding of budgeting, contractor/vendor management, and other basic business management responsibilities.
Ability to work and communicate effectively with various management levels.
Ability to work independently and also as a productive member of a team.
Ability to organize and coordinate work efficiently, set priorities, and motivate others to do the same.
Ability to handle multiple tasks, deal with diverse problems, and work under pressure.
Ability to provide quality customer service and excellent client/tenant relations.
Excellent written and oral communication skills.

Proficiency with Microsoft Office Applications.
Flexibility with schedule.
Familiarity with ADA and OSHA.
Familiarity with local or state laws and civil codes related to security operations and applicable emergency response protocols.
Physical Requirements:
Involves work of a general office nature usually performed sitting such as operation of a computer.
Involves work of a general office nature usually performed standing such as operation of a fax and printer.
Involves work such as tours throughout property portfolio usually performed by walking and by climbing stairs.
Involves movement between departments to facilitate work.
Occasionally required to crouch, climb stairs and ladders, and in environments with temperature ranges both while working outside and inside.
Vision ability must allow the reading of printed materials, prints and drawings.
Regularly required to talk and hear.
Involves potentially stressful situations in responding to and mitigating emergency situations, as well as being exposed to adverse environmental conditions, such as severe weather, fumes, smoke, airborne particles, or caustic chemicals.

- This position interacts extensively with all levels of employees within BXP, clients, vendors, contractors, and governmental agencies.
Reporting Structure:
- This position reports to the Senior Vice President, Property Management who provides supervision, guidance and evaluates work performance on a periodic basis.
